GAKA Limited is a small Colorado studio. We buy, design and rebuild residential property — and we keep the design in-house, because it is the part that decides whether a renovation reads as considered or merely new.

Sama leads design across every project in this portfolio — the renovations and the ground-up architectural work alike.
Her training is in architecture, and it shows in how the work is approached: a house is reconsidered as a whole before anything is specified. Walls move because the plan is wrong, not because a wall was easy to remove. Materials are chosen as a family rather than one room at a time. Detailing is carried from the drawing through to the finished room, which is the only reason a renovation ever feels resolved.
On our foothills project she took a custom residence of roughly six thousand square feet from first sketch through to a coordinated structural and civil package lodged with the county — the full arc of an architectural commission rather than a decorating brief.

The company
The company has been buying and rebuilding residential property since 2017, and has traded under the GAKA Limited name since 2019, working across metropolitan Denver and the foothills. The company acquires residential property, carries out design and construction, and returns finished homes to the market.
The projects that interest us most are the ones other buyers step around — houses with structural problems, contamination, or open municipal notices. That work needs proper diligence, licensed remediation and documented sign-off, and it is where a studio that controls both design and construction has a real advantage.
