The order matters more
than the finish.

Most renovations fail in the sequence, not the taste. Ours runs the same way every time: understand the house, draw it, build from the structure outward, and hand it over documented.

Acquisition

We look at property most buyers step around: movement in the foundation, contamination, open municipal notices, thirty years of deferred maintenance. The diligence happens before the offer — survey, inspection, engineering opinion where it is needed — so that what we take on is a known quantity rather than a hopeful one.

Design

Nothing is demolished before it is drawn. The plan is reconsidered as a whole: where the light falls, how the rooms connect, what the house wants to be rather than what it happens to be. Material and finish decisions are made once, as a family, and then held to. Design is led in-house by Sama D. .

Construction

Structure, then systems, then envelope, then finishes — in that order, without exception. Permits are pulled and inspections passed rather than avoided. Where remediation is involved, the work is carried out under a state-approved protocol and closed out with certification, because an undocumented clean-up is worth nothing.

Delivery

The house goes back to the market complete: photographed properly, disclosed honestly, and with the paperwork that proves what was done. Inspection findings are resolved before closing rather than negotiated at it.

A word on the difficult ones

Several projects in this portfolio began as environmental remediation — properties that had been condemned or carried an open correction notice. That work is licensed, protocol-driven and signed off by the state or the municipality. We take it on deliberately: it is where a house that everyone else has written off becomes a home again.
