Most of our projects arrive through someone who knew the house before we did — an owner, an agent, a contractor who had walked it and seen what it could be. There are four ways that conversation usually starts.
A house you have inherited, a rental you are tired of, a property that failed inspection and lost its buyer. We look at homes in the condition they are actually in — no staging, no clearing it out first, no repairs before we visit.
Bring us the listing that will not move — the one where the inspection report frightened everyone off, or the seller cannot fund the repairs a lender will demand. We are a buyer for exactly those, and we are used to closing on them.
We work with the same structural engineers, remediation contractors and finishing trades across projects, because knowing how someone works is worth more than a lower quote. If you hold a licence in Colorado and take the paperwork as seriously as the work, we would like to meet you.
Some properties are larger than one party wants to carry alone, or need a skill we do not keep in-house. We have structured projects jointly before and are open to doing it again where the fit is genuine.
